Oregon's fastest-growing city, one house at a time
Between 2000 and 2020, Happy Valley grew faster than any other city in Oregon, from about 4,500 people to more than 23,000, and you can read the whole story in its houses. Entire hillsides of them went up in the 2000s and 2010s: big two-story homes with vaulted entryways and great rooms, built between two volcanic buttes, Mount Talbert on one side and Scouters Mountain on the other. People move here for room to breathe within an I-205 commute of Portland, and the city has become one of the most comfortable addresses in Clackamas County. A Saturday here might mean the wetland boardwalk and the all-abilities playground at Happy Valley Park, then errands down Sunnyside Road. Somewhere in all of that, the house is supposed to get cleaned too. All three thousand square feet of it.
That last part is ours. Meadowlark Home Cleaning is a family company: Jeremy, Marika, and their son Jonah, based in Gresham, a short drive from Happy Valley. Tall rooms change the job
Most of Happy Valley's housing stock is newer construction: detached single-family homes from the city's boom years, many over 3,000 square feet, on HOA-kept streets with view lots climbing the buttes. Bigger is a different job. A vaulted entryway looks wonderful right up until you notice the cobwebs on a ledge fourteen feet up and realize no household stepladder is getting you there. A great room with a two-story wall of windows collects dust on trim you cannot see from the floor. The bonus room over the garage turns into the place everything lands (Legos, the craft phase from two birthdays ago) and it needs real attention, not a quick vacuum pass.
Then there are the finishes that came standard in these years: quartz counters, stainless appliances, engineered hardwood, and big walk-in showers with frameless glass that shows every water spot. Each of those has a right way and a wrong way to be cleaned, and the wrong way shows up fast on surfaces this new. High dusting takes extension tools and patience. Shower glass takes the right product and a squeegee habit, and wide-plank engineered floors want a cleaner that will not haze or warp them. Add the east-side weather — eight wet months of mud and fir needles tracked across that tall entry, damp air that lets grime cling to window tracks and baseboards — and a big Happy Valley house can slide into overwhelming territory in a single season. Stairs are their own line item in a city of two-story homes: dust and pet hair migrate to landings and rails, and a second floor means a second full set of bathrooms. Square footage is honest math: more floors, more bathrooms, more glass, more hours. We plan for that instead of rushing through it.

Homes change hands steadily in a city growing this fast, so we also do move-out cleaning for sellers and a first clean for buyers who would rather not scrub someone else's dust out of a brand-new-to-them house. For a home that has gone properly feral (a remodel, a long stretch of survival mode) restorative cleaning is the heavier version. And for offices and storefronts along the Sunnyside corridor, we handle commercial cleaning too.

At a free in-home estimate we walk the house with you and count the real work: how many bathrooms and how much glass, and how tall that entry runs. Then we hand you a firm number. Our Happy Valley house is over 3,500 square feet. How do you handle a home that size?
In person, not over the phone. Square footage alone doesn't tell us much, since two 3,500-square-foot homes can be very different jobs depending on the bathroom count and the glass, and on how many rooms you actually use. We do a free in-home walk-through and agree on what's included, then hand you a firm quote. That quote is the price; it doesn't drift once we start.
Can you actually reach the high stuff — the vaulted entry, the ceiling fans?
The high dusting most Happy Valley homes need (cobwebs in the vaulted entry, ledges, fan blades, trim above the great-room windows) is part of the clean, handled with extension tools. If something sits beyond safe reach from the floor, we'll say so plainly at the estimate rather than pretend it's included and skip it.
We just closed on a newly built home here. Do you do a first clean before we move in?
Yes. New construction and just-purchased homes get a deep cleaning first. Construction dust settles into window tracks and cabinet interiors long after the builder's final sweep, and closet shelving catches its share too. Moving into a house that is empty and properly clean is the best version of that week, and it sets the baseline if you want a recurring schedule afterward.
We're on the eastern edge of Happy Valley, out toward Damascus. Are we too far?
Not at all. We're based in Gresham and serve everything east of the Willamette, so eastern Happy Valley is well inside our range, including the larger properties on acreage out that direction. A long driveway doesn't change anything about the quote process: we still come out and walk the home, and the number we give you is firm.
Can we skip the bonus room or guest rooms on some visits?
That's often the smart setup in Happy Valley's bigger floor plans. Plenty of homes here have a bonus room or guest suite that's used twice a month, and paying to clean it weekly makes no sense. We'll build a rotation with you: every visit for the living spaces, less often for the rooms that mostly sit closed. No contracts, so the plan can change whenever your house does.
